Project /Construction Management
To lead a team of project/ construction managers to: |

|
• |
Review and recommend appointment of consultants/ contractors, including managing the process of negotiation and eventual contract signing |
• |
Direct, manage and monitor overall project schedule and budget, with regular project audits and tracking of project’s progress and conduct project meetings |
• |
As part of the construction management, check and finalise tender documentation and tendering procedures, evaluation and award of contracts. Manage and ensure contractor’s work comply with laid down specifications and guidelines |
• |
Ensure effective construction management, including the control of site progress, resolutions of site problems, control of site meetings, ensuring quality of works, etc. |
• |
Responsible for the budget preparation and control in line with the Company’s business strategy and goals |
• |
Monitor and ensure proper testing and commissioning of all building services. Co-ordinate and monitor TOP inspections and handover of the completed building from contractor to owner, and also the procurement of Certificate of Statutory Completion |
• |
Liaise with Marketing, Asset Managers and use feedback on market study / analysis to identify potential demands, and incorporate these into schematic designs within the infrastructure constraint and projected business plans |
• |
Assist in the area of business development by sourcing for new development projects |
• |
Research into specific topics on construction matters |
• |
Any other duties that may be assigned when deemed necessary |

Prerequisites |

|
• |
A degree holder with at least 10 years’ working experience with no less than 5 years’ experience with a development/ construction/ engineering/ consultancy services company (in construction/ project management role) |
• |
Good construction/ engineering knowledge and able to understand and interpret construction/ engineering/ architectural details. |
• |
Good knowledge in project scheduling and resource planning |
• |
Good interpersonal skills |
• |
Strong and assertive in negotiation and site management |
• |
Able to lead and work in teams |
• |
Good command of English and Chinese, both written and spoken |

The incumbent will be responsible for the overall project and construction management of properties executed by SIPPL, its associated companies and other external clients. He will ensure the successful completion of the projects within the approved budget, time and quality expected. |

Work with Business Development team for prospective clients on Build and Lease proposals as well as seeking external clients for Project Management services |

Work with prospective clients/tenants on renovation works for new building only |
• |
Look for external clients for turnkey (D&B) projects |
• |
Conduct building due diligence study |
|

Prerequisites |

• |
A degree holder with at least 10 years of working experience with no less than 5 years of experience with a construction company in a senior position |
• |
Strong and assertive in negotiation and site management |
• |
Able to lead and work in teams |
• |
Good interpersonal and communication skills |
• |
Good command of English, both written and spoken |

Degree in Estate Management or Finance Management with minimum 10 years of relevant experience |

Sound knowledge of the industrial/office markets in Singapore and familiar with deal structuring |
